412. Where a common wall supports a building which the owner wishes to demolish, he may not release himself from his liability for the repairs or rec onstruction of the wall by waiv ing his right of co-ownership, unless he carries out for the first time such repairs and works as are necessa ry so as to avoid causing to th e neighbour any damage by the demolition of the building.
