Civil Code (Cap. 16), article 473
473. If a severance of the dominant tenement takes place, the
easement which attached to the t enement will continue to attach to
the several portions, without, h owever, increasin g the burden o n the
servient tenement. Thus, where t he easement is that of right of way,
the owners of all the portions of the tenement so divided shall make
use of the same path.
