357. The adjudication of immovable property as of itself constitutes an executive title and if either the debtor against whom execution is being sought or a third party occupying the premis es without title fails to vacate the premises so adjudicated, the purchaser shall be entitled, within one year from the adjudicat ion, to seek the issue of a warrant of eviction on the basis of the sai d title of adjudication.
