Civil Code (Cap. 16), article 465
465. Any easement which the emp hyteuta, usufructuary or
tenant suffers to be exercised over the tenement, without any p re-
existing title, shall not prejudice the dominus or the owner of such
tenement, notwithstanding any length of time during which the
easement may have been exercised.
