70. If any person forges or frau dulently alters, or assists in forging or fraudulently altering, or procures to be forged or fraudulently altered, any of the following documents, namely, a ny register, builder’s certificate, surveyor’s certificate, certif icate of registry, declaration, bill of s ale, instrument of mortgage, or certificate of mortgage or sale or any other certificate issued by the registrar under Part II and Part IIA of this Act, or any entry or endorsement required by Part II and Part IIA of this Act to be made in or on any of those documents, that person shall, in respect of each offence, be liable to impris onment for a period of not les s than two years and not exceeding five years.
