756. (1) The rule laid down in paragraph ( b) of the last preceding article shall apply to actions for the ejectment of t enants for arrears of ren t, or for any other lawful cause. (2) Where the ejectment is demanded after the expiration of the lease, the value is determined b y the amount of the rent of one year, or, where the yearly rent in res pect of urban property is payab le by instalments, by the amount of one instalment.
